Questions

Before you book

Straight answers on price, what is inspected, new construction, and the report. If yours is not here, call and ask.

How much does a home inspection cost in Jacksonville, NC?
There isn’t one flat price for a home inspection in Jacksonville, NC. It depends on the size and age of the house, and on add-ons such as a pool, a well, or mold testing. See your price before you book.
What is included in a home inspection?
A full home inspection includes the structure, roof, attic, crawlspace, electrical, plumbing, and HVAC. Thermal imaging is included, and it is used to find hidden moisture and missing insulation, not added on later.
What is a pre-drywall inspection?
A pre-drywall inspection is the visit while the walls are still open, so framing, wiring, plumbing, and ducts can be seen before the drywall goes up. If the house is already finished, book a new construction inspection instead.
How fast is the home inspection report?
Same day or next day. It is a Spectora report you can send your agent. Sample reports show what that looks like.
Where do you do home inspections in Eastern North Carolina?
Home inspections are based in Swansboro and cover Jacksonville, Hubert, Newport, Morehead City, Havelock, New Bern, the beaches, Wilmington, and the rest of Onslow and Carteret counties.
Do I need a home inspection on new construction?
Yes, if you want a home inspector working for you and not the builder. A new construction inspection finds drainage, HVAC, electrical, and installation problems before you close, even when the house looks finished. If the walls are still open, book a pre-drywall inspection first, then inspect again before closing.
Does the town inspection replace a buyer’s home inspection?
No. A city or county inspection is not your buyer’s home inspection, including on new construction. The town is checking a code list on their schedule. Cody operates the systems and writes a photo report you can send the seller or the builder.
When should I schedule a home inspection?
During your due diligence window, early enough that the report is back before you have to decide. Same-day or next-day reporting helps, but do not leave it until the last afternoon. You can see your price now, or call 252-725-9793.
How long does a home inspection take?
Plan on a few hours. A larger house, a tight or wet crawlspace, or add-ons such as a pool or air samples take longer. The appointment time is confirmed when you book.
Can I attend the home inspection?
Yes. You do not have to stay the whole time. Cody will walk through what he found so you are not left to figure the report out alone.
Is the roof part of a home inspection?
Yes. Roof covering, flashing, and the plumbing and ventilation penetrations are part of every full home inspection. Drone photos are used when they show the roof more clearly.
Is thermal imaging included in the home inspection?
Yes. Thermal imaging is included with every full home inspection, not added later. It is used to find hidden moisture and missing insulation in ceilings, walls, and crawlspaces, and to spot electrical parts that are running hot.
Can you test for mold or indoor air quality?
Yes. Mold testing and air quality sampling can be added to a home inspection or booked on their own. Samples go to a lab. Cody does not do mold remediation, so the test is not a pitch for cleanup work.
Do you inspect pools and spas?
Yes. A pool and spa inspection can be added. It looks at the pool or spa and the equipment on the property. Say so when you schedule.
Can a well or an outbuilding be included?
Yes. A well or an outbuilding can be added when you book. An outbuilding that could be lived in is its own inspection, not a small add-on.
Who does the home inspector work for?
The client who hires the inspection. That is usually the buyer. Cody does not work for the seller, the listing agent, or the builder. The report is yours to share with your agent.
How do I turn the report into a repair request?
The home inspection report is the full list of what was found. The repair request is the shorter list you send the seller or the builder. Open the Spectora web report from the email Cody sent. Use that web report, not a PDF you downloaded. In the upper right, click Report Tools, then Repair Request Builder. Check the findings you want addressed. You can add a comment, such as repair or replace, and a dollar amount if you want one. Those words and numbers are yours. Cody does not write the list or price the repairs. Preview it, then create it. You get a link to send.
Will you review what the seller or builder says back?
Yes. As a courtesy, Cody will review communications with the seller or builder so a requested repair is not watered down by a vague or misleading reply.
Are you a licensed home inspector?
Yes. Cody Pittman is a licensed North Carolina home inspector, license 6116, and a licensed North Carolina insurance adjuster. Reliable Home Inspection Services is BBB Accredited.
Can I book a home inspection on the weekend?
Weekend inspections are available, but they have to be requested by a phone call. The online scheduler does not book Saturday or Sunday. Call 252-725-9793 and ask for the weekend.
What will a home inspection not tell me?
It is a visual inspection of what can be seen and operated that day. It is not a warranty, and it is not a guess about what will fail next year. Items that are concealed, buried, or shut off cannot be fully checked.
Can I call after I read the report?
Yes. If a finding is unclear, call 252-725-9793. Cody will walk through it. That conversation is part of the inspection.
