Spectora Repair Request Builder
After the inspection, this is the tool that turns the report into a short list you can send the other side. You pick the items, add a credit or a comment, and get a link. Cody does not write the repair request for you.
What it is
The inspection report lists what was found. The Repair Request Builder is the next step: a shorter document, built from that report, that says which items you want addressed and how.
Buyers, agents, and the inspector can all open it. Most of the time the buyer's agent builds the list. It keeps the report's wording and photos, and it lets you add a dollar amount or a note on each item.
It is a request, not a contract and not a repair quote. Dollar amounts typed into it were entered by the buyer or their agent. They were not priced, checked, or endorsed by Reliable Home Inspection Services, LLC.
How to get to it
Start from the web report. A saved PDF does not have this menu.
From the report link
- 1Open the report from the email Cody sent. Use the web report, not a PDF you downloaded.
- 2In the upper right, click Report Tools.
- 3Choose Repair Request Builder.
From the client portal
- 1Open the client portal from the inspection email.
- 2After you have opened the report once, look for Try Repair Request Builder and click Get Started.
- 3If the inspection has more than one report, pick the one you want a list from.
An agent usually gets in through the report link. The client portal shows up for the agent only if the client shares that link, or if the agent email from Cody included it. If Report Tools does not list Repair Request Builder, the report may not be published yet. Call 252-725-9793.
How to use it
Work down the screen. Your changes save on their own, so you can leave and come back.

Name the document
In the upper left, edit Document Name. Repair request is fine, or use whatever your agent calls the list.

Choose the order
Click Sort Document By. You can keep the original report order, or sort by severity, category, recommendation, or dollar amount.

Add a note at the top
There is a box for text that shows at the top of the finished list. A common line is that repairs should be done by a qualified contractor.

Check the items you want
A checkmark puts that finding on the list. Select Visible Defects adds every item currently on screen. You do not have to ask for everything in the report.

Add a credit or a comment
Credit is the dollar amount you are asking for. Comment is where you say repair, replace, or anything else you want the other side to see. Those numbers are yours. Cody does not price repairs.

Preview, then create
Preview shows the list before you send it. Create makes the finished page and gives you a link. Copy that link and send it yourself.
Spectora has turned off the built-in Email and Text buttons for now. After you click Create, copy the link and send it from your own email or text.
Change it later
- Open the repair request from the link you already have.
- Click the orange Edit RRB button in the lower right.
- Change the name, the items, the credits, or the comments.
- Click Create again. That makes a new link. Send the new one.
Print it
- Open the repair request link.
- Click the blue View as PDF button in the lower right.
- Use your browser's print button.
The client portal also keeps a list under Documents, then Repair Requests. Agents do not get that list. Keep the link, or ask the client or Cody to send it again.
