For buyers and sellers
What buyers and sellers should know about the plumbing and water heater in Jacksonville and Eastern North Carolina.
On a home inspection in Jacksonville and Eastern North Carolina, the visible supply and waste lines, the fixtures, and the water heater are checked for material, leaks, and age.
What buyers actually negotiate
A leaking drain, a pipe material with a failure history, and a water heater that is already past a normal life are the plumbing items that move the price.
Supply lines
The visible material is named. Copper, PEX, and CPVC are the pipes most houses here still have in service. Galvanized steel and polybutylene are the ones that change the price. Polybutylene is the gray plastic pipe in older houses, and it has a history of failing at the fittings.
Drains and fixtures
Every accessible fixture is run. Sinks, tubs, showers, and toilets are checked for operation and for whether they drain. Leaks under sinks, at the tub, and along visible waste lines are photographed. The material and the size of the visible piping are part of the same look.
The water heater
Age comes off the data plate. Active leaks, heavy rust, the temperature and pressure relief valve, and where that valve discharges are checked. A gas heater is also checked for its vent. Many tanks are near the end of a normal life by 10 to 12 years. That is a cost to price before closing.
Where it sits
A water heater in a garage, a closet, or the attic does not leak the same way. An attic tank that lets go becomes a ceiling repair. A missing pan, or a pan with no drain, is written down so you see that before you own it.
A leak under the house started in a bathroom
Supply and waste lines that run through the crawlspace are photographed there too. A stain on a joist often belongs to a tub or a sink above it. That connection is part of the crawlspace inspection.
Plumbing is one part of the buyer checklist. The findings go into the report the same day or the next day, and the repair request builder can turn the ones you care about into one list.
